We partner you with a mortgage broker and credit counselor to create a custom game plan for your success, so you have a team supporting you every step of the way.
Because you are partnered with a credit team, the only way you don't succeed is if you directly deviate from the game plan set before you. Even if that happens, we have additional time built into the contract to allow for an extension if needed until you do qualify. This is a GREAT time to be buying a home. The Canadian real estate market is down by 20-45% depending on where you live, and the prices are cheap right now. But they won't be for long. The moment that interest rates subside, the market will come rising back up, because we are still in a housing crisis, there are just not enough homes. The Canadian government has granted 500,000 new people per year to be welcomed into Canada as a measure to curb inflation. That number is up substantially over previous years. Additionally, builders are not building right now because of the high costs of commercial borrowing and costs of materials, so there are very few new homes that will be able to be offered. The timing is fantastic to get in while you can, as once the market starts to correct, creative financing options like this will not be available, as the homes will be sold on market in multiple offers like we've seen previously.
We provide our buyers with 3-5 year terms depending on the property they are looking at. That time frame is more than sufficient to help assist with whatever credit, income or other challenges you may be facing. We partner you with a credit counselor and mortgage broker so that you get a custom game plan just for you, and are already lined up with the mortgage broker that will be getting you your final traditional financing once you qualify. When you are finally in a position to qualify, your broker will get you a new mortgage and you can either cash out your equity in a cheque, or finance the home at the lesser value you now owe on it and you're done!
We offer financing regardless of your credit or income or if you're an investor for only 8-10% down! Also, your financing rate is at Prime or less, meaning you get the same rates that you would if you had rockstar credit with the banks, without having to. This helps you build equity in your home and you get the advantage of having good credit and income, without qualifying for it currently.
